Home Areas of Inspection
We look at the areas around the home for proper drainage and the grounds as they pertain to the home. For example, we look at items such as retaining walls and slopes the home is sitting on if they could affect the structure.
The exterior of the home is inspected including items such as siding or wall cladding, walkways, driveways, decks and patios, windows, doors, eaves, and vegetation around the home if it negatively affects the home.
The roof is the hat for the house, so it is inspected rigorously. Without a hat on a rainy day, you get wet. The roof covering, flashing, gutters and downspouts, chimneys, and drainage of the roof system is inspected.
The interior rooms are inspected throughout the home including ceilings, walls, doors, and floors. We look for signs of past or present leaking, signs of structural issues, operate all accessible windows and doors, inspect built-in counters and cabinets, stairways and railings, and more.
The attic is a place where most people do not regularly visit, so it's important to inspect it well. We look for signs of leaking, structural issues, insulation, signs of pests, ventilation, electrical wiring in the attic, HVAC duct work in the attic and more.
One of the most expensive items to repair in the home can be the foundation. We are looking for signs of structural issues, significant cracks or movement, leaking, and water issues.
Basements are below ground level, and can experience pressure and water issues from outside. We look for negative impact of exterior factors like water and drainage. Basements need the same TLC as the rest of the home, but often get neglected.
One of the places that keep us the business writing reports is the crawlspace. Like attics, crawlspaces don't often get inspected, so things can develop over time and it's where some of the bigger repairs in a house can be hidden.
The electrical system ages just like the rest of the house systems. Many older homes need updating to bring them up to safer and more modern standards. We inspect the electrical panels, electrical outlets, and visible wiring around the home.
Plumbing systems are another component that ages like every other system. Oft times, old plumbing systems are in need of updating and repair to bring it up to a satisfactory level of service. Plumbing repairs can often times be quite expensive.
Testing the heating system in the home is part of every home inspection. We note older systems coming close to end of life, comment on unsafe or unsatisfactory conditions, and inspect the associated equipment such as visible duct work.
Everyone wants the air conditioner to work on those 100 degree days. We inspect the AC, and if not too cold to operate the equipment will do so. We will note if the equipment is nearing end of life or has any noticeable issues affecting performance.
